Commercial Roofing in Yuba City, CA

Butte Roofing provides commercial roofing in Yuba City, CA and across Sutter and Yuba counties — single-ply PVC and TPO membranes, metal roofing, low-slope re-roofs, repairs and maintenance programs for packing houses, retail centers, medical offices and industrial buildings. Two in-house commercial crews, no subcontractors, family-owned since 1950. Call (530) 342-6553.

Yuba City is the commercial center of the Yuba–Sutter area, and a lot of its commercial roofs were built for an agricultural economy that never stops: packing houses, dryers, cold storage and equipment sheds alongside the retail, medical and office buildings that serve a growing population. We roof both sides of that economy from our Chico shop, 45 minutes up Highway 99.

Roofing the Yuba–Sutter agricultural economy

Sutter County is peach, prune and walnut country, and the buildings that process those crops carry some of the largest roofs in the region. Packing houses and dryers along the Highway 99 and Highway 20 corridors run long metal spans that take 40 years of valley sun and fasteners that back out a little more every summer.

Cold-storage buildings need insulation that stays dry — a wet roof over a refrigerated room is an energy bill first and a leak second. Rice dryers and warehouses out toward the Sutter Buttes and the river bottoms sit exposed to the north wind with nothing to break it.

We have installed and repaired metal, membrane and coating systems on all of these, and we understand that a roof over product has a different risk profile than a roof over an office.

Retail, medical and multi-tenant buildings

The other half of Yuba City's commercial roofs sit on the retail corridors along Highway 99, Colusa Avenue and Butte House Road, in the medical and office buildings near the hospital, and on the older brick blocks of downtown Plumas Street and across the river in Marysville.

These are flat and low-slope roofs full of HVAC units, and the leaks nearly always trace to a curb, a drain or a wall flashing rather than the membrane itself. Multi-tenant centers add a management problem: one roof, several tenants, and every leak lands on the owner.

We map the roof by tenant space, document the condition of every penetration and give owners and property managers a maintenance plan that keeps complaints from becoming claims.

Heat, fog and the Feather River wind

Yuba City's climate is hard on flat roofs in two opposite ways. Summer brings weeks over 100 degrees that shrink and embrittle cheaper membranes and drive up cooling costs on any dark roof. Winter brings tule fog that sits on the valley floor for days, keeping roofs wet long after the rain stops and hiding slow leaks behind condensation.

In between, the wind that runs down the Feather and Sacramento rivers works at every loose edge metal and unsecured membrane on a building's north and west sides. A reflective white membrane addresses the heat, mechanically fastened perimeters address the wind, and a fall inspection before the fog settles in catches the small failures while they are still cheap.

What a commercial estimate in Yuba City looks like

We come to the building, walk the roof, and open it up if we have to — a core cut tells us whether the insulation is dry and whether a recover is an option or a tear-off is unavoidable. You get a written scope with the system, the details, the schedule and the price, with alternates when a lower-cost option makes sense.

For processors we plan around harvest; for retail we plan around your busiest days; for medical buildings we plan around patient hours and keep the roof sealed every night. The crew that quotes the job is the crew that builds it.

Do you really serve Yuba City, or is Chico the limit?

We serve Yuba City and Marysville regularly. It is about 45 minutes down Highway 99 from our Chico shop, and our commercial crews are set up to stage on-site for multi-day jobs so travel does not slow the schedule. Estimates, repairs and maintenance visits are all part of our normal Yuba–Sutter route.

+

What kind of roof works best on a packing house or cold storage building?

For refrigerated and processing buildings we usually recommend a white PVC membrane over adequate rigid insulation. It reflects the valley heat that drives refrigeration costs, it is welded rather than glued so wash-down moisture does not undermine the seams, and it tolerates the oils and residue that come off fruit and nut processing. On metal-roofed packing sheds, a recover system or a coating can extend a roof that is rusting but still structurally sound.

+

Can you work around harvest season?

Yes, and we plan for it. Peach, prune and walnut season keeps Yuba City's processors running around the clock from summer into fall, so we schedule the major work for the off-season and hold repairs and drain clearing to short, early-morning visits during the crush. Tell us your calendar and we will build the schedule around it.

+

We get tule fog for weeks in winter. Does that affect roofing work?

It affects timing more than the roof itself. Membrane welding and adhesives need dry surfaces, so on foggy mornings our crews start with detail work and tear-off in sections and weld once the deck is dry. Fog also hides slow leaks — condensation on the underside of a metal roof gets blamed on the weather when the real problem is a failed fastener or a missing vapor barrier. We check both.

+

How fast can you get to a commercial leak in Yuba City?

Submit a Leak-Stop request or call the office. For active leaks over inventory, equipment or tenants we dispatch same-day or next-day depending on call volume, stop the water, photograph the cause and give you a written repair scope.

+

Do you handle the whole job in-house?

Yes. Tear-off, insulation, cover board, membrane, metal edge, curbs and drains are all installed by Butte Roofing employees. We do not hand your building to a subcontractor, and the same foreman is on the roof from the first day to the final walk.
