Chico's commercial building stock is more varied than people think.
There are rice mills and nut processors on the edge of town. There are warehouses and hangars at the airport industrial park and along Hegan Lane. There are medical buildings clustered around Enloe, the largest employer in Butte County. There are the strip centers on East Avenue and Mangrove, the breweries and manufacturing off Highway 32, and the newer mixed-use buildings in Meriam Park.
Almost all of them have one thing in common: a flat or low-slope roof sitting under a Chico summer.
We have roofed commercial buildings in the North Valley since 1950, and we run multiple dedicated commercial crews today. Here is what these buildings need and how we approach them.
Heat is the primary enemy
A commercial roof in Chico spends four months at surface temperatures above 140 degrees. Dark roofs run hotter. Every seam, every flashing, every sealant joint expands and contracts daily.
That is why single-ply membranes dominate the local market. White TPO and PVC reflect most of the sun's energy, which keeps the roof surface and the building below cooler, cuts air conditioning load, and slows the aging of the membrane itself.
California's Title 24 requires cool roof performance on most low-slope commercial reroofs in Climate Zone 11, with aged reflectance and emittance thresholds that a white membrane meets easily. A dark modified bitumen roof generally does not.

Debris and drainage

Flat roofs depend on drains. Chico fills them.
Oak leaves from the trees along every commercial parking lot. Pine needles from ornamental screens. Almond and walnut hulls and dust from nearby orchards during harvest. Tumbleweeds and field debris on the north wind.
When a drain clogs, water ponds. Ponded water adds weight, breaks down seams, and finds every weak spot. We have seen roofs on 20-year-old buildings that were fine except for the six feet around a drain that nobody cleared.
The fix is boring and it works: scheduled drain cleaning, debris removal, and a walk of the roof before and after the rainy season. That is the heart of our commercial preventative maintenance program. It also keeps your manufacturer warranty valid, since most warranties require documented maintenance.
Rooftop equipment
Commercial roofs in Chico carry a lot of equipment. HVAC units, exhaust fans, kitchen hoods on restaurants, refrigeration on food processors, condensers on medical buildings, and now solar arrays and battery systems.
Every piece of equipment is a set of penetrations and curbs. Every service technician who walks to it is foot traffic on the membrane. We see more leaks caused by HVAC contractors dropping tools and dragging equipment than by weather.
We install walk pads to equipment, flash curbs properly, and inspect around equipment on every maintenance visit. If you have a building with a lot of rooftop mechanical, tell us who services it. We will coordinate.
Ag and food processing buildings
Butte County agriculture was worth $589 million in 2024. Walnuts, almonds, rice, and prunes lead. A lot of that crop is processed, dried, hulled, and stored in buildings within 20 miles of Chico.
These buildings have specific roof needs:
- Dust and hulls during harvest that coat the roof and clog drains
- Steam and exhaust from dryers and processing lines that stress flashings
- Food safety requirements that mean no leaks, no contamination, and often no work during processing season
- Large, simple roof areas where a prefabricated membrane system installs fast and welds tight
We schedule ag roofing around the harvest calendar. Nobody wants a roofing crew on a huller in September.
Metal roofs on shops and warehouses
A large share of the industrial buildings around the airport, on Hegan Lane, and out toward Durham and Orland are pre-engineered metal buildings with exposed-fastener metal roofs.
These roofs last a long time, but the fasteners do not. Thermal cycling backs out screws and cracks the rubber washers. Once water gets in at a fastener, it rusts the panel from the underside.
For a metal roof with widespread fastener failure, a fluid-applied coating system over the whole roof or a retrofit of a standing seam or membrane system over the existing metal are both options. Warranties that mean something
Commercial roof warranties come in two kinds. There is a material warranty from the manufacturer, and there is a no-dollar-limit warranty that covers both material and labor for the full term. We offer NDL warranties up to 30 years on qualifying systems.
An NDL warranty is only as good as the contractor's certification with the manufacturer and the documented maintenance on the roof. That is another reason to keep the maintenance program in place. It is also why the age and stability of your roofer matters. A 30-year warranty from a company that has been here 75 years is a different thing than one from a company that started last spring.
